Comparing new-build developments in Marrakech

Two similarly priced developments can offer very different value. A useful comparison turns sales brochures into verifiable criteria weighted for your project.

01

Compare the micro-location

Assess access, services, nuisance, neighbouring projects and future demand at street level. The district name alone does not describe location quality.

02

Read plans, areas and specifications

Compare usable area, circulation, light, outdoor space, parking and storage. Confirm contractual materials and equipment rather than relying on visuals alone.

03

Compare total cost

Include acquisition costs, payment schedule, furnishing and expected charges. Price per square metre only works with comparable definitions of area and specifications.

04

Assess execution and schedule

Review the project operator, documents, progress and delivery commitments. Build a delay scenario compatible with your financing and intended use.

05

Build a comparison sheet

Compare three units meeting the same need, including address, floor, orientation, internal area and outdoor space. Add annexes, included specifications, documents received and payment terms. Record the source and date of each item. An empty field is an unanswered question, not an assumed benefit. This makes the discussion about concrete differences rather than promotional images.

06

Match the development to your use

For a home, test everyday journeys and check storage, light and useful services. For a rental, define the intended tenants and management arrangements. For a second home, consider security and maintenance during absences. Ask about shared-facility rules and associated costs. The right choice depends on these constraints and your total budget, not the number of advertised amenities.
