Buying off-plan
Buying off-plan lets you enter at a price 15 to 30% below the completed market, choose the aspect, the floor and sometimes the finishes, and benefit from a staged payment plan aligned with construction progress. The essential condition: a sound developer and a notarised contract that frames the timelines, which is precisely what we guarantee.
On the developments we select, timelines range from 12 to 24 months depending on the stage at the point you commit. Every schedule is written into the notarised agreement, with verifiable progress milestones and contractual penalty clauses borne by the developer in the event of an overrun.
This is precisely why we audit every developer before selection: track record, accounts and shareholding structure. In addition, the contracts provide completion guarantees and penalties. In the rare pathological scenarios, our advisory firm and partner notaries activate the appropriate remedies, you are never on your own.
You transfer funds directly to the developer, into an escrow account where the structure allows, in staged instalments tied to progress (foundations, structural works, second-fix works, finishes). Every drawdown is validated by a progress certificate. On our side, EM IMMO charges only a fixed administrative fee, communicated from the outset: no commission on the price of your property.
It depends on the stage of progress at signing and on the development. Where possible, we guide you through the choice of materials, colours and sometimes the kitchen or bathroom fittings. On the most exclusive developments, bespoke options are available for a clearly defined supplement.
The financial side
Our advisory, audit, site-monitoring and notarial coordination services are covered by a single administrative fee, communicated from the very first exchange. No commission on the property price, no hidden extras: you know exactly what you pay before committing.
Payment is staged across construction progress, following a schedule signed before the notary. Typically: 20 to 30% on signing, then instalments tied to construction milestones, and the balance on handover. The schedule is known in advance and written into the preliminary agreement.

None. The price of the property, our administrative fee, the notary fees (around 5%), the registration duties and the land-registry costs are all communicated upfront, in writing. Our commitment to transparency is absolute, you receive a total, all-inclusive budget before any signing.
The price is firm and final from the signing of the preliminary agreement. Fluctuations in the materials market are borne by the developer, who has already factored them into the offer. This is one of the great contractual advantages of buying off-plan under notarial framing.
Moroccans abroad / Non-resident buyers
No. More than half of our clients complete the entire journey remotely: guided video viewings, signing by notarised power of attorney, international transfers. We are among the few firms to have industrialised a fully remote journey that is compliant and secure.
You grant a special power of attorney before a notary or Moroccan consulate in your country of residence. This power authorises a trusted individual, often one of our partner notaries, to sign on your behalf. The deed retains exactly the same legal force as an in-person signature.
Proof of identity (national ID card or passport), proof of residence abroad, proof of income and bank details. For bank financing, additional documents are required (payslips, tax notices). We provide the complete checklist from the very first meeting.
Yes, international transfers in euros, dollars and other convertible currencies are accepted, with conversion into dirham at the day's interbank rate. The traceability of the foreign transfer is also valuable: it secures your future right to repatriate the funds, including on resale.

After the purchase

We accompany you on site (or appoint a representative if you are abroad) for the snagging visit, the point-by-point conformity check, the drawing up of the handover report and the official handover of keys. Any reservations are recorded and followed through to resolution.
Yes. The ten-year structural warranty covers structural defects for ten years, the two-year warranty covers equipment for two years, and the defects-liability warranty runs for the first year. EM IMMO remains your point of contact throughout the first 12 months to enforce these warranties if needed.
